Add-on rate vs EMI

PH banks quote add-on rate (e.g., 1.3%/month). This makes interest look small but is more expensive than it appears.

  • Total interest = Loan × monthly rate × months
  • Example: ₱100K at 1.3%/mo for 24 mo = ₱31,200 interest
  • Interest calculated on ORIGINAL balance, not declining

EMI rate (true APR): Interest on declining principal each month. Standard for housing/car loans.

Rule of thumb: Monthly add-on × 20-22 ≈ effective APR. So 1.3%/mo add-on ≈ 25-26% APR.

DTI ratio explained

DTI = Total monthly debt ÷ Gross monthly income.
